Buying Property in Knoxville From Out of State? Get a Local Look Before You Travel
Finding an interesting property online is easy. Figuring out what it actually looks like when you’re several states away is harder.
Listing photos may not answer your questions about the lot, the road, neighboring properties, construction progress, or a particular area of the house. Sometimes you need a closer look before it makes sense to book a flight or spend a day driving to East Tennessee.
I work with real estate investors regularly, including buyers looking at East Tennessee properties from out of state. Sometimes they need more than listing photos before deciding whether to travel or move forward. They want someone local to visit the property, take current photos and video, and focus on the details that matter to them.
That’s a service I can provide for buyers and investors looking at properties in Knoxville and the surrounding East Tennessee area.
A property visit built around your questions
Before the visit, send me the listing and tell me what you want to see. Maybe you want a closer look at the driveway and access. Maybe the photos don’t show the back of the property, the neighboring buildings, or the progress of a renovation.
Depending on the property and the access available, I can provide:
Current ground-level photos
Walkthrough video of accessible areas
A live video call so you can direct me while I’m there
Drone photos or video when a flight is permitted
A written summary of what I was able to see and document
If you have an agent, contractor, or business partner involved, you can send their questions ahead of time too. For a construction or renovation project, I can return for scheduled visits and photograph the same areas over time.
What a local visit can help you see
An on-site visit can give you a better sense of a property’s setting and details that are difficult to judge from a listing. I can photograph a steep driveway, show how close a neighboring building appears, or document visible staining or unfinished work so you can decide what to ask about next.
I have a real estate background and experience with photography, video, and renovation projects. That helps me understand the kinds of details buyers tend to ask for. During a property visit, my job is to show you what I can access and observe. If you need a professional assessment of the property’s condition, you should also hire a licensed home inspector or the appropriate specialist.
Local help for buyers who aren’t local
A property visit can be useful if you’re evaluating an investment property, looking at land, checking on a renovation, or considering a home in East Tennessee before you can visit yourself.
And if the transaction moves forward and you need documents notarized, I can help with that separately through Knox Notary Co.—in person in the Knoxville area or through remote online notarization when the documents and signers are eligible.
Looking at a property in Knoxville or East Tennessee? Send me the listing address and a few details about what you want to see. I’ll let you know whether I can access the property, what I can document, and the cost of the visit.
