Received a Mortgage Packet? Start Here

Before scheduling, check the instructions from your mortgage servicer—the company that handles your mortgage payments.

  • Confirm whether you may hire your own notary. Your servicer may already have a signing appointment arranged or require a particular provider.

  • Check the signing and return deadlines. Ask whether the packet must be received by the deadline or simply shipped by that date.

  • Find out whether original paper documents are required. An online notarization may be an option only if the parties accept electronic signatures and the completed electronic documents.

  • Confirm who must sign and whether witnesses are required. Follow the written instructions rather than assuming only the person receiving the packet needs to attend.

If the paperwork is unclear, ask your servicer to clarify before the appointment. That conversation can prevent a second signing or a rejected package.

What Is a Loan Modification?

A loan modification changes one or more terms of an existing mortgage. Depending on the program, it may change the interest rate, repayment period, payment amount or treatment of overdue amounts.

A modification generally changes your existing loan rather than replacing it with a new refinance loan. Your servicer determines eligibility and provides the agreement and signing instructions.

Does a loan modification need to be notarized? Some modification packages contain documents requiring notarization; others have different signing requirements. Check the complete packet and your servicer’s instructions. The title “loan modification” alone does not tell you whether every signature needs a notary.

What Is an FHA Partial Claim?

An FHA partial claim is a mortgage assistance option that can place eligible past-due amounts into a separate, interest-free subordinate lien against the property. It is sometimes described as a second mortgage or subordinate mortgage.

A partial claim is not debt forgiveness. Repayment is deferred until a triggering event specified in the program and documents, which can include paying off the main mortgage, selling or transferring the property, or certain refinances. Ask your servicer to explain the repayment terms that apply to your agreement.

A partial claim package may include a promissory note and a subordinate mortgage or deed of trust. The documents and notarization requirements vary by transaction and property location.

If you have been searching for a partial claim notary in Knoxville or someone to notarize an FHA partial claim mortgage, Knox Notary Co. can help with eligible notarizations and the signing instructions supplied with your packet.

HUD explains these options in its FHA Loss Mitigation Program overview.

Other Mortgage Assistance Documents You May Receive

Mortgage relief paperwork goes by several names. The signing requirements depend on the actual documents, rather than the program name alone.

Document or arrangementWhat it generally addressesWhat to check before signingLoan modification agreementChanges terms of an existing mortgageRequired signers, notarizations and return instructionsFHA partial claim documentsPlaces eligible amounts into a subordinate lienNote and security instrument requirements, including any original-document requirementsCombined modification and partial claimUses both forms of assistanceWhether the packet contains separate agreements and signature requirementsPayment deferral agreementPostpones repayment of eligible amountsWhen the deferred balance becomes due and how the agreement must be executedForbearance or repayment agreementTemporarily reduces or pauses payments, or sets a schedule for catching upWhether signatures or notarization are required

Forbearance generally does not erase missed payments. The Consumer Financial Protection Bureau explains common repayment paths in its guide to exiting mortgage forbearance.

You may also receive supporting affidavits or other documents with notarial certificates. Send the complete packet through the document-delivery method we arrange so the appointment can be planned around the actual requirements.

How Knox Notary Co. Helps With Your Mortgage Signing

I’m William, owner of Knox Notary Co., a Tennessee Notary Public, Remote Online Notary and NNA Certified Loan Signing Agent. My background includes more than 20 years across notarization, mortgage closings, title operations and document quality control. You can learn more about my experience here.

For your appointment, I can:

  • Review the packet’s notarial sections and supplied signing instructions to plan the signing.

  • Verify signer identity and complete the required notarial acts.

  • Help you follow supplied directions for signatures, initials and dates.

  • Check for missed signatures, initials and incomplete notarial sections before the appointment ends.

  • Discuss printing, scanbacks and document-return arrangements when requested, with availability and fees confirmed in advance.

Questions about the payment amount, interest rate, lien, repayment obligation or whether you should accept the agreement belong with your servicer or attorney. My role is to assist with signing and notarization; Knox Notary Co. does not negotiate mortgage relief or obtain program approval.

Mobile Notary for Loan Modifications in Knoxville and East Tennessee

If your servicer requires wet-ink signatures and original paper documents, an in-person appointment may be the practical choice.

With Knoxville mobile notary service, I can meet you at your home, office or another agreed location. Appointments may also be available in Farragut, Powell, Halls, Karns, Hardin Valley, Fountain City, Maryville, Alcoa, Oak Ridge, Clinton, Lenoir City and nearby communities.

Tell me your exact location when requesting an appointment. Travel availability and pricing depend on the address, schedule and signing requirements. Evening, weekend and same-day appointments may be available.

Can Loan Modification or Partial Claim Documents Be Notarized Online?

Some mortgage assistance documents may qualify for online notarization, but approval must be confirmed for your specific packet. A servicer accepting RON for one transaction does not automatically mean it accepts RON for every modification or partial claim.

Before booking an online signing, ask your servicer:

“May I complete this specific packet using electronic signatures and a Tennessee Remote Online Notary? Will you accept the electronic originals, and do you require a particular platform or provider?”

Any applicable title, recording and other transaction requirements also need to be addressed. If the instructions require wet-ink originals, do not substitute an online signing without authorization. Printing an electronically notarized PDF does not automatically make it an acceptable original paper document.

Online Appointments for Borrowers Across the U.S.

Eligible borrowers can use Remote Online Notarization while located outside Tennessee. I conduct the notarization from Tennessee, and you participate through a live audio-video session after completing the required identity verification.

Signing Mortgage Documents While Overseas

Living, working or traveling abroad does not necessarily prevent an online appointment. RON may be available for qualifying international signers when the document, location, identity verification and receiving-party requirements allow it.

Contact me before scheduling so we can check your circumstances, technology and servicer’s instructions. Online availability is determined for the individual transaction.

What to Have Ready for Your Appointment

  1. The complete document package, including signing instructions and return information.

  2. Acceptable government-issued photo identification for each signer. Mention any ID concerns before booking.

  3. Every required signer, with witness arrangements confirmed when applicable.

  4. Your servicer’s contact information in case a question needs clarification.

  5. Any supplied shipping label or return envelope, if originals must be mailed.

  6. For online appointments: the electronic documents, a compatible device with a camera and microphone, reliable internet and the ability to complete identity verification.

Unless your instructions specifically say otherwise, wait to sign until the appointment. Do not backdate documents, change lender-prepared terms or guess at missing information. Ask the document preparer for directions.
